In support of the Government’s effort to make affordable home ownership a reality for all individuals and families in the country, Scientex’s property division has targeted to deliver 50,000 units of affordable homes by 2028.

To date, Scientex’s property division has delivered nearly 33,579 affordable homes priced below RM500,000 nationwide, of which some 70% are priced below RM300,000. And in line with the Vision 2028- 50,000 units of affordable homes, the property division has put in place various projects within 3 geographical regions in the country.

Scientex’s Property Division was first incepted in 1995 in Pasir Gudang with the vision of providing affordable yet quality homes to house buyers. We recognise that affordable home ownership remains a challenge to the lower to middle income buyers due to escalating selling prices and scarcity of reasonably priced land banks for development. Accordingly, and to meet the ever growing demand for affordable homes for this category of homebuyers, our business model is to build more affordable homes at reasonable prices to cater to the demand from this group of buyers.

Our Market Presence

Over the last two decades, our Property Division has steadily expanded its footprint northwards from Johor through to Melaka, Negeri Sembilan, Selangor, Perak, Penang and Kedah to provide Malaysians with access to affordable homes.

To-date, Scientex marked our opening move into overseas property markets with our first joint venture project in Bangkok,Thailand and second joint venture in Jakarta, Indonesia.

Scientex continues to strengthen our presence in the Northern Region with the acquisition of 161.6 acres of freehold land in Sungai Petani, Kedah, in line with Scientex’s vision to benefit more Malaysians with affordable yet quality homes throughout the country.

Scientex Sungai Petani comprises mixed development of residential and commercial properties. It offers great access to the North-South Expressway, Sungai Petani Selatan Toll Plaza & Sungai Petani Utara Toll Plaza.

With its strategic location, a myriad of amenities can be reached with ease, such as Mydin Sungai Petani, Amanjaya Mall, The Carnival Waterpark, UTC Sungai Petani, Regent International School, Sultan Abdul Halim Hospital and so on.

Scientex has marked our first foray in the Northern Region – Penang. It is strategically located in Tasek Gelugor, within the Seberang Perai Utara district.

Following the overwhelming respond from Scientex Tasek Gelugor, we continue to strengthen our presence in Penang by acquiring a total of 343 acres freehold land in Sungai Dua, which is also within the Seberang Perai Utara District.

Perak is located in the Northern region of Malaysia where Scientex has extended its geographical footprint in 2016.

The development projects in Ipoh kicked off in 2017 offering a wide range of affordable houses and condominium to cater home owners and investors under various projects known as Scientex Klebang, Scientex Meru, Scientex Meru 2 and 3. With proven record of completing more than 1,357 units of houses and condominium of our launched project, we continue to receive positive response from the market in Ipoh, more affordable homes are in the pipeline to be launched in due course.

In 2017, we embarked on an expansion journey, extending our presence to the central region of Selangor, the most urbanized and populous state in Malaysia. Our first milestone was the acquisition of a 65-acre piece of land in Rawang, marking the beginning of a mixed development project comprising affordable freehold landed residential and stratified properties.

The success of our venture in Rawang led us to further expand our development in the area. Towards the end of 2019, we acquired an additional 208 acres of freehold land in Kundang Jaya. The affordability of Scientex Kundang Jaya proved to be a significant draw, as evidenced by the impressive take-up rate following its first launch in October 2020.

With a commitment to strengthening our presence in Selangor, we made yet another notable acquisition in September 2020. This time, we acquired approximately 138.6 acres of freehold land in the district of Hulu Langat, strategically located in close proximity to Cheras and Ampang. The forthcoming Scientex Cheras development will offer an affordable sanctuary right next to Kuala Lumpur city.

Building upon our successful track record in Rawang and Kundang Jaya, we recently acquired 250 acres of freehold land in Jenjarom, adjacent to the Telok Panglima toll. Scientex Jenjarom development will continue to contribute to the creation of an affordable residential township for the local community and its surrounding areas.

As the demand for affordable houses in Peninsular Malaysia keeps growing, Scientex’s objective is in tandem with the Government’s initiatives to make home ownership a reality for more Malaysians. Our landbank is aggressively growing and we had our first foray in Negeri Sembilan with the Seremban land acquisition.

Scientex Seremban spreads over a 108.5 acres of prime freehold land comprising mixed development of residential and commercial properties. Our development offers great access to the North-South Expressway which is 5 km away (Seremban/Labu exit) as well as LEKAS Highway (Seremban exit) which is approximately 8km away.

With its great accessibility, homebuyers can now reach to a myriad of amenities with ease, such as Seremban Gateway, Tesco Extra, Columbia Asia Hospital, Aeon Mall, KTM Seremban, Royal Gallery Tuanku Ja’afar and so forth.

Ayer Keroh is fast emerging as an education hub, located in the south western of Melaka. Overall development spread across 137 acres of land on an elevated plateau comprising mix development project which include residential houses and apartments.

Our development in Melaka continues expanding by acquiring a freehold land in Durian Tunggal located in the southern district of Alor Gajah Melaka and merely 6km away from Ayer Keroh Toll. Scientex Durian Tunggal spread across a total land area of 202.2 acres comprises mostly affordable house.

Buoyed by the great success at Scientex Durian Tunggal, we further expanded our existing land bank by acquiring another piece of freehold land namely Scientex Durian Tunggal 2, sprawling across 208.9 acres fronting to the existing land bank. The close proximity between both existing and proposed Durian Tunggal 2 development will enable us to tap on operational efficiencies and economies of scale to build more affordable homes in the region.

In view of high demand in affordable houses, Scientex has acquired 2 new freehold land bank in Jasin spread across a total of land area 157.8 acres and 1,357.5 acres. Another township to produce more affordable houses and shop lots, strategically located nearby North-South Expressway and AMJ Highway. Conveniently accessible to several amenities such as Mydin Hypermarket, Family Store, Jasin Hospital, banks, schools, universities and especially the satellite township of Melaka International Trading Centre (MITC), where most of the Melaka State Government departments and utilities are located.

Since our inception in 1995 with the development of Scientex Pasir Gudang, Scientex has been a pioneer in property development in the Johor region. Over the years, its footprint has expanded to encompass Scientex Kulai, Scientex Skudai, Scientex Senai, Scientex E’Roca Hills, Scientex Kulai 2, Scientex Pulai, Scientex Senai 2, Scientex Amber Land, Scientex Kota Tinggi, Scientex Pulai 3, Scientex Bandar Kulai and Scientex Muar, totaling 13 projects in the region and a vast land bank of 4,509 acres, with a total Gross Development Value (GDV) exceeding RM19 billion. By the end of 2023, Scientex had successfully completed 22,802 affordable homes priced below RM500,000 across developments in the Johor region.

Currently, Scientex’s active project, Scientex Pulai 3, sprawls across 202 acres in an adjacent location next to the existing developments of Scientex Pulai and Scientex Amber Land, continuing the legacy of providing quality and affordable housing options. Looking ahead, the company is gearing up for the launch of Sentrio in Scientex Senai, an upcoming affordable high-rise project, and Scientex Bandar Kulai, a new development slated for launch in 2024. These projects underscore Scientex’s commitment to meeting the evolving demands of quality affordable homes in the region.

Aligned with the state government’s efforts to promote more affordable housing, Scientex is actively collaborating to launch the Rumah Mampu Milik Johor (RMMJ) initiative. Through this initiative, Scientex aims to further contribute to the accessibility of homeownership for the people of Johor, reinforcing its position as a trusted partner in sustainable township development.

In pursuit of this commitment, Scientex embarked on its latest venture in January 2024, acquiring 1,094 acres of land in Muar, Johor. This expansion aims to enhance residents’ quality of life while contributing to regional prosperity through value-driven projects, with a particular emphasis on affordable homes. With these endeavors, Scientex continues to play a pivotal role in shaping sustainable communities in the Southern region of Malaysia.

Scientex enters joint ventures to make maiden foray into Indonesia affordable home sector. Our long-term vision is to expand our Scientex brand in Indonesia’s property development sector, and share our affordable housing knowledge, expertise and experience in the region.

Scientex marks it first ever international property development venture in Bangkok City by partnering with Creed Group of Japan and Altitude of Thailand. This is part of the group’s vision to build affordable homes across the region.
